Basin mixer tap cartridge replacement **What failed:** Mixer dripping constantly and stiff to turn — the ceramic cartridge had worn and the seat was scored. **What we did:** Cartridge and seals replaced, tap stripped and descaled, flow and temperature balance re-checked.

Unvented cylinder pressure relief and expansion valve set **What failed:** Cylinder discharging intermittently from the overflow — expansion vessel had lost its charge and the pressure relief valve was weeping. **What we did:** Vessel recharged, pressure relief valve and isolating valve set renewed, system pressure re-tested to the cylinder's rated 3 bar.

Outside tap isolation valve renewal **What failed:** Outside tap seized part-open and the internal isolating valve would no longer shut off, leaving no way to drain it down for winter. **What we did:** Isolating valve and tap renewed, double check valve fitted, line drained and tested for freeze protection.

Split outside tap after a freeze **What failed:** Brass body split by frost over winter, weeping into the cavity wall each time the supply was turned on. **What we did:** Tap and wall flange replaced, pipework re-run and lagged, isolation valve fitted inside so it can be drained down next winter.
